Las Vegas High Rise Development

The proliferation of luxury high-rise residential developments in Southern Nevada can be traced to the success of Park Towers and Turnberry Place. Both were pioneers in the unprecedented vertical growth that flourishes today in the Las Vegas Valley.

Park Towers, an Irwin Molasky and Steven Wynn development at Hughes Center, was completed a few years ago, while Turnberry Associates has started work on the fourth and final tower at Turnberry Place, located east of the Strip on Paradise Road.

There are roughly a dozen high-rise projects planned or under construction, particularly in downtown Las Vegas and on the Strip. There were no such plans eight years ago, when noted interior designer Herb Press arrived on the scene to work on commercial projects for clients such as The Howard Hughes Corp. He did, however, bring with him experience in high-rise design in cities such as London, Miami and New York, where he worked in the SoHo, NoHo and TriBeCa residential areas.

"Las Vegas has certainly come into its own," said Press, principal of Herbert Gordon Press Design. "High-rise and loft developments in the heart of the city create very dynamic and vibrant places to live. In essence, you are living in the heart of the city, with endless shopping, dining and entertainment options to choose from.

"In high-rise communities, everything is shared. You interact with your neighbors in every area, from the lobby and elevator to lounges and common areas. It makes the living environment more of a community in contrast to a single home, where you pull into the driveway, shut the door and don't see or hear any of your neighbors."

Press, who has clients in Summerlin, Anthem country club and Turnberry Place, is designing the living and common areas for two of the valley's newest residential towers --- Majestic Resorts, a Lorenzo Doumani and Conrad Hotels development to be built on the Strip; and Newport Lofts, a project by Seegmiller Partners and Sam Cherry Development on downtown's South Casino Center Boulevard.

"In my opinion, Newport Lofts is one of the first projects in Las Vegas to encompass the essence of true loft projects," Press said. "It has a vitality that isn't found in other projects. It will be an asset to the downtown area, which will naturally grow with young professional residents that want dining, shopping and cultural options."

Homeowner amenities at the 23-story tower are planned to include a fitness center, pool, spa, gardens, as well as a clubhouse with a billiards room, lounge and theater. Retail venues will be at ground level. The developers expect to break ground in late May.

"Las Vegas is quickly becoming a true metropolitan city," Press said.
