Del American Plans Condo-Resort Tower

Construction is slated to begin in summer 2005 on ONE Las Vegas, a $500 million, 50-story condominium tower with views of the Strip, according to multifamily-home developer Del American.

A 400-foot waterfall and multifaceted modern design will make it a striking addition to the city's skyline, according to Chris DelGuidice, president and chief executive officer for the developer.

"Las Vegas is the perfect location to construct this type of megaresort. Our residents will have the best of everything, the most inviting spa, the hottest night spots, magnificent dining options, and superb shops and services," DelGuidice said. "In ONE Las Vegas, we have designed a community that wraps up everything that is Las Vegas and packages it for our residents to enjoy."

Located on Hugh Hefner Boulevard off Flamingo Road, the 542 residences are projected to hit the market in early 2005, starting from $500,000 to more than $10 million.

In addition to residences, the project will feature resort amenities such as a 15,000-square-foot, multilevel health spa, a sunbathing "hot spot" with roof-top hot tubs, a bar, dance floor, gourmet grocer, fine dining restaurants, a 20,000-square-foot heated pool, a grotto, waterfalls, cabanas with hot tubs, a sports bar and pool-front party pavilion.

Other planned resident facilities include tennis courts, a cyber café, putting greens, a business center with conference facilities, barbecue pavilion, guest suites, a pet park, and private garages and covered parking.

Services include round-the-clock concierge services, valet and door attendants, in-home dining and housekeeping.

Condominium floor plans call for single-level suites with 10-foot ceilings and multilevel lofts with 20-foot ceilings. They will range from 1,000 to more than 10,000 square feet.

Features include travertine or wood flooring, private terraces, high-tech wiring, high-end kitchen appliances, granite and glass counters, microwave ovens, walk-in and open-air showers, tub rooms, dual granite or glass vanities, and marble and tile flooring.

Del American, vased in Orlando, Fla., is also building the Vegas Grand luxury condominium development. It employs more than 60 people and has developed properties across the United States.

The company has more than $950 million in new development, $1.75 billion in total development volume, and 10,000 multifamily residences in the United States.
