Remodeling a home creates comfort and efficiency to a home owner and may enhance property values in the long term. A study done by House Doctors reveals which home improvement projects are more likely to increase property values beyond the cost of improvement. Steve Cohen, president of the company, says, "We've seen a huge increase in demand for home remodeling in recent months. Its not so much fixing what's broken, but enhancing the livability of the home and boosting its value."
1. Bedroom Improvements
Common bedroom improvements include replacing flooring, trim, adding a ceiling fan and painting. After you're done with your project, you may even feel a little more pride in your own home. Unless it's very "untraditional," your remodeling efforts may be much appreciated by the next homeowner.
2. Bathroom Spruce Up
Although remodeling a bathroom can be expensive, it can add substantial return on investment. Projects include, replacing flooring or tiles, installing a modern sink & vanity and updating faucets.
3. Kitchen Update
Modernizing a kitchen can increase the resale value of your home. Some people consider the kitchen to be one of the most, if not the most in some cases, selling points of a home. Consider replacing the dishwasher, microwave and refrigerator with modern appliances. Of course, there are more comprehensive projects that continue to add value: adding new flooring, tile, counter tops, cabinets and sinks. Always remember to be cost effective while still adding appeal. It's quite possible to spend more than your return value.
