Rhodes Homes Gets Approval to Build in Northern Arizona

Jim Rhodes, a Las Vegas developer, has received approval to build several master-planned communities in northern Arizona, according to a Sept 2005 article in the Las Vegas Review Journal.

The projects will encompass over 119,000 homes covering approximately 18,000 acres. According to the article, Dick Cooper, a Rhodes spokesman said "... A lot of issues that could have been controversial were addressed up front."

At this point, the projects must still go through zoning and subdivision approvals.

The planned developments include:

1. Retreat at Temple Bar- 3,040 acres

2. Village at White Hills- 2,727 acres. Located 25 miles south of Hoover Dam, this development will be most appealing to those who work in Southern Nevada. Construction of these homes is expected to begin after construction of the Hoover Dam Bypass is completed in 2008. About 20,000 homes are proposed for the development. One issue facing developers is the fact that about 50,000 residents will be living in an area without the infrastructure to provide the resources and amenities that a typical city offers.

3. Golden Valley South- 5,750 acres. 33,000+ homes, a golf course and some commercial development covering more than 5,750 acres.

4. Peacock Vistas- 2,088 acres. Peacock Highlands- 7.176 acres

The roughly 3,000-acre retreat at Temple Bar near Lake Mead is facing opposition from the National Park Service because its residential nature is not consistent with recreational use within the Lake Mead National Recreation Area.

Rhodes consultant Lucy Stewart says that Rhodes is considering an outlet mall and other commercial development to draw business from regional residents.
