Although these documents are commonly gathered simultaneously when you've decided to place an offer on a property, they can all be gathered individually as you get started. The agency agreement often begins the process, laying the groundwork for the choices a Realtor has to offer you.

As a Realtor and as a potential buyer, commitment can be offered verbally and often is. What matters, as is common in legal issues, is what is in writing. Verbal commitments don't hold up in court, so they cannot command the same value as they do in writing. The Exclusive Right to Represent Buyer and Agency Agreement offers more commitment and simplifies the ability to expand and limit your relationship. This is not to say that verbal commitments are worthless. In fact, most conversaton you hold with people and your Realtor® while looking for a property generally assume it.

The Confiirmation Regarding Real Estate Realtionship is more specific. It is specific to a transaction and does not give your Realtor the ability to represent you in anything not related to that specific property and your offer to purchase it. This may be the better of the two for you, it is a temporary commitment that continues only if the offer is accepted and escrow is opened on the transaction.
